Wood-Look Porcelain Tile

The South Florida compromise — wood appearance without wood's sensitivity to humidity. No warping, no swelling, no refinishing.
Luxury Vinyl Plank (LVP)
Budget-conscious, DIY-friendly
100% waterproof core. Good performance in South Florida's humidity. Mid-tier durability. Susceptible to high point loads and UV fading in sun-exposed areas.
Engineered Hardwood
Rooms with consistent climate control
Better humidity tolerance than solid hardwood. Still susceptible to swelling in extreme conditions. Not recommended for below-grade or high-humidity applications.
Solid Hardwood
Rarely recommended for South Florida
Solid wood is highly sensitive to humidity fluctuations. Prone to cupping and gapping. Not our first recommendation here — but we install it when clients understand the trade-offs.

What's the best flooring for South Florida's humidity?
Porcelain tile is the most durable and humidity-resistant option for South Florida. It doesn't expand, contract, warp, or absorb moisture. Wood-look porcelain gives you hardwood aesthetics without hardwood's sensitivity to humidity. Luxury vinyl plank is a good mid-range option — fully waterproof, reasonably durable, easier to install. Solid hardwood is our least recommended choice for South Florida homes without excellent climate control.
Can you install hardwood flooring in Miami?
Yes — with appropriate expectations. Engineered hardwood handles South Florida's humidity better than solid hardwood, but it still requires consistent climate control to perform well. Solid hardwood in a home where the AC runs 24/7 and the humidity is controlled can last many years. Solid hardwood in a vacation property that sits empty for months — or a coastal home that sees humidity spikes — will cup, crack, and gap. We'll be direct about what your specific conditions can support.
Do I need a permit for flooring installation in Florida?
No. Flooring installation does not require a permit. If you're also doing subfloor replacement, structural floor repairs, or anything that affects the building structure, that portion may require a permit — but the flooring itself does not.
How long does flooring installation take?
A standard room with tile: 1–3 days (tile setting plus grout cure time). A full-home tile project: 5–10 days. LVP installation is faster — most full-home projects complete in 2–4 days. Timeline depends on subfloor prep required and tile size (larger format tiles require more precise leveling).
What subfloor preparation is required before tile installation?
Concrete slabs — common in South Florida homes — must be flat and clean before tile goes in. Flatness tolerance for large-format tile is 1/8" in 10 feet. High spots ground down, low spots filled with floor leveling compound. Failing to level a concrete slab before large-format tile installation results in lippage — tiles that don't sit flush — and cracked tiles at high points. We assess and prepare the subfloor before any tile is set.
