How often should I pressure wash my home in Miami?
At minimum, once a year. South Florida's combination of heat, humidity, and rainfall creates ideal conditions for algae, mold, and mildew on almost every exterior surface. Most homeowners in Miami-Dade notice growth returning within 6–12 months. Driveways and pool decks that receive shade or moisture year-round may need cleaning more frequently.
What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water — effective on concrete, brick, and pavers where aggressive cleaning is needed and won't cause damage. Soft washing uses lower water pressure combined with cleaning solutions to kill and remove biological growth. Soft wash is required for roofs, painted surfaces, and stucco — high pressure on those surfaces causes damage and can void warranties.
Can pressure washing damage my roof?
Yes — if done incorrectly. High-pressure washing on asphalt shingles strips granules and shortens roof life. On tile, it can crack or displace tiles. All roof cleaning should be soft wash — a low-pressure application of a cleaning solution that kills algae and mildew at the root. We use soft wash exclusively on roofs.
Do I need to be home during the cleaning?
Not necessarily. For exterior-only cleaning of driveways, roofs, and walls, we can complete the job with access to an outdoor water connection. If we need to enter a gated area or have specific access requirements, we coordinate that in advance.
Will pressure washing remove the black streaks on my roof?
Yes. Those streaks are Gloeocapsa magma — a type of algae that feeds on the limestone filler in asphalt shingles. It's extremely common in South Florida's climate. Soft wash treatment kills the algae and removes the staining. Results typically last 1–3 years depending on surrounding tree coverage and shade patterns.
Can you clean travertine without damaging it?
Yes, with the right technique. Travertine is a calcium carbonate stone — it's porous and reactive to acidic cleaners. We use pH-neutral solutions and appropriate pressure levels for travertine surfaces. High-pressure washing or acidic cleaners on travertine cause etching and surface damage. We don't use either.
