How long do paver driveways last in South Florida?

Concrete and brick pavers installed on a properly prepared base typically last 25–50 years in South Florida's climate. The base preparation — compacted gravel base, sand layer, and proper drainage grading — is what determines longevity. Pavers installed on an inadequate base will settle, shift, and require releveling within a few years regardless of paver quality.

Should pavers be sealed in Miami?

Sealing is recommended, particularly for travertine and lighter concrete pavers. A quality penetrating sealer reduces staining from oil, mildew, and South Florida's red iron staining from local soil and water. It also makes cleaning easier. Concrete pavers in high-traffic driveways benefit from an enhancing sealer that protects the surface and maintains color. We recommend sealing after installation and every 3–5 years thereafter.

Do paver driveways need to be replaced or can individual pavers be repaired?

Individual pavers can be replaced — it's one of the main advantages of pavers over poured concrete. If a paver cracks or a section settles, we lift the affected pavers, regrade the base, and reset them. You don't have to replace the entire driveway. The caveat is color matching: pavers weather and fade over time, so a replacement paver may be slightly different in tone from the surrounding field.

Do I need a permit for paver installation?

Standard paver replacement (like-for-like, same footprint) typically doesn't require a permit. New paver installation that changes drainage patterns, extends over a larger area, or involves any structural elements may require one. We assess the scope and advise accordingly.

Why do pavers crack or sink in South Florida?

The most common cause is base failure — either inadequate compaction during installation or erosion of the base material from water intrusion. South Florida's intense rainfall, combined with limestone-heavy soil that drains unevenly, creates challenging conditions for base preparation. Tree roots are another common cause of localized lifting. We assess the cause before recommending repair — if the base is failing, patching individual pavers won't solve it.
